Nearly every replacement-window failure in North Texas is an installation failure, not a glass failure. Water finds the gap between the new frame and the old brick. That gap is a builder's problem, and it's the reason we do this work differently.

Windows are the upgrade people put off for years, usually because of the number at the bottom of the quote. Financing turns that number into a monthly payment, and doing the whole house at once always costs less per window than doing it four at a time.

A monthly payment, not a lump sum

Financing is available through a third-party lender on approved credit. The rate, the term, and the payment are set by the lender based on your credit, not by us. Ask and we will send you the current terms in writing before you commit to anything.

Approval takes minutes and can happen before the in-home measure, so you walk into the quote already knowing what you are comfortable spending each month.

Do the whole house

Per-window cost drops as the count rises, because mobilization, permitting, and disposal spread across more openings. Financing is what makes doing it all at once practical.

Ask before you sign

Get the lender's terms in writing: the rate, the term, whether interest is deferred, and whether paying early costs you anything. We will hand them to you.

Nothing until it's done

The financed amount funds on completion. We are paid when your windows are in and you have walked every opening with us.

The terms, plainly: financing is offered through a third-party lender, on approved credit. Approval, rate, term, and monthly payment depend on your credit and are set by the lender, not by us, and we will give you the lender's terms in writing before you sign anything. Financing is optional; paying by check or card costs exactly the same, because we do not price a discount into cash.

What your quote is built from

We do not publish a per-window price, because an honest one does not exist until somebody measures your openings. Here is what actually moves the number, so you can read any quote you are handed, ours included.

Size and style

A picture window costs less per square foot than a double-hung of the same size, because there is no moving hardware. An oversized unit needs two installers and sometimes a lift. Sliders and patio doors price on their own.

Glass package

Low-E coating, argon fill, and a low solar heat gain coefficient add real cost and are worth it on west and south walls. Tempered glass is code-required near doors, tubs, and stair landings, and adds to those specific openings.

What's behind the trim

Brick, stucco, and siding each detail differently. Rotted sills, failed lintels, or a previous retrofit done badly change the scope. We find that at the measure, not on install day, and price it as a separate visible line.

Every opening is quoted individually, in writing, with the product line and glass package named. We do not hand out a single bundled whole-house number, because bundling is how an inexpensive window and an expensive one get averaged into a figure you cannot evaluate.

03 · The part you can't see

Water doesn't come through the glass. It comes around it.

A window is a hole cut in your weather barrier. What decides whether that hole leaks in year seven is the six inches of detail around the frame, and that detail is invisible the moment the trim goes back on.

Cross-section of a correctly detailed opening. Every lap runs so that water moving down the wall is shed outward, never onto framing. Most retrofit crews skip the sill pan entirely, because once the stool and casing go back on, nobody can tell.

What actually happens at each opening

    Full tear-out, not a shell-over

    The old sash, frame, and fasteners come out. We inspect the sill and framing for rot before anything new goes in. A shell installed over a rotted sill hides the problem and doubles the cost later.

    Sill pan with a back dam

    A sloped pan with sealed end dams and a back dam sits under the unit. If any water ever gets past the frame, it drains outward instead of into your wall.

    Correct flashing sequence

    Jamb tape laps over the sill pan. Head flashing tucks under the weather barrier. Getting that order backwards is the most common defect we find on other companies' work.

    Set plumb, level, square, and shimmed

    Shimmed at the load points so the frame is not racked. A racked vinyl frame binds the sash, and binding sash is what kills seals and warranties.

    Insulated and sealed both sides

    Low-expansion foam at the perimeter, backer rod and a proper exterior sealant joint, interior air seal. Not a bead of caulk over a gap.

    Trim, stool, and clean

    Interior casing and stool restored, blinds rehung, glass cleaned, debris and old units hauled off. You should not be able to tell we were there except through the window.

04 · Glass for Texas

In this climate, SHGC matters more than U-factor.

In Minnesota you buy a window to keep heat in, and U-factor rules. In North Texas you buy a window to keep the sun's heat out, and the number that does that is SHGC, the solar heat gain coefficient. Plenty of salesmen quote you a great U-factor and never mention it.

If your house still has aluminum windows

A huge share of DFW homes built before the mid-1990s still carry single-pane aluminum. The frame itself is a heat bridge: it conducts summer heat straight into the room no matter what the glass does. That is why those rooms are hot at 4pm no matter where you set the thermostat, and why the west side of the house is always the worst. Replacing aluminum with a Low-E vinyl unit is the single largest comfort change available on an older DFW home.

After a hailstorm

Hail an inch or larger cracks glass, dents frames, and breaks insulated-glass seals. A seal failure often shows up weeks later as fog or haze between the panes that you cannot wipe off. Most Texas homeowners policies cover hail and wind-driven debris damage to windows, subject to your deductible. We photograph every damaged opening and write a scope your adjuster can price from, and we will tell you plainly if we think you do not have a claim.

Do you offer financing?

Yes, through a third-party lender, on approved credit. The rate, the term, and the monthly payment are set by the lender based on your credit, not by us, and you get their terms in writing before you sign anything.

Approval takes a few minutes and can be done before the in-home measure, which means you know your monthly payment before anyone sets foot in your house. Financing is optional and paying by check or card costs exactly the same.

How much does window replacement cost in Dallas–Fort Worth?

It depends on the size and style of each opening, the frame material, the glass package, and what condition the framing is in behind the trim. An honest per-window number does not exist until somebody measures, which is why we quote every opening individually in writing with the product line and glass package named, rather than handing you one bundled whole-house figure.

The quote is free and there is no presentation attached to it. With financing available, most owners end up planning around a monthly payment instead of a lump sum.

How long does it take?

Installation on a typical DFW house is one to two days once the windows arrive. The wait is manufacturing: custom-sized units generally run three to six weeks from the day the order is released. Each opening is out of the wall for well under an hour, so the house is never open overnight.

Do I need a permit or HOA approval?

Usually both. Most DFW cities require a permit for window replacement, including like-for-like swaps. If you are in an HOA, written architectural approval normally has to come before the city permit, especially when the frame color, grid pattern, or glass tint changes.

We prepare the HOA submittal package and pull the permit as part of the job, and we do it while your windows are in production so it does not add time.

Is there still a federal tax credit for windows?

No. The federal Energy Efficient Home Improvement Credit under Section 25C, worth up to $600 a year for qualifying windows, expired for property placed in service after December 31, 2025 under the One Big Beautiful Bill Act. Any contractor still advertising that credit in 2026 is selling you on money that no longer exists.

What still lowers your bill is the glass. A low-SHGC Low-E package on your west and south exposures does more for a DFW electric bill than the credit ever did. Confirm your own tax situation with your CPA.

Will insurance cover my hail-damaged windows?

Usually yes. Most Texas homeowners policies cover window damage from hail, wind, or wind-driven debris, subject to your deductible. Hail an inch or larger cracks glass, dents frames, and breaks insulated-glass seals. Fogging between the panes that you cannot wipe off is a failed seal and is claimable.

We photograph each damaged opening and write a scope your adjuster can price from. We will also tell you honestly when we do not think you have a claim.

What windows work best in Texas heat?

A double-pane unit with a Low-E coating and argon fill, in a vinyl or fiberglass frame. Target an SHGC of about 0.25 or lower on west and south exposures and a U-factor of 0.30 or lower. Avoid aluminum frames: the metal conducts heat straight through regardless of how good the glass is, which is why older DFW homes cook on the west side every afternoon.

Vinyl or fiberglass?

Vinyl is the right answer for most DFW homes. It does not conduct heat, never needs painting, and a good vinyl window massively outperforms the aluminum it replaces.

Fiberglass is stronger, holds dark exterior colors better under Texas sun, and spans larger openings, at a meaningful premium. It earns that premium on very large units and on dark-frame exteriors.

Can I replace only part of the house?

Yes, and phasing is a reasonable move if you would rather not finance. Start with the west and south elevations, which carry the worst heat load, then finish the rest later.

Worth knowing: cost per window improves at higher counts, since mobilization, permitting, and disposal spread across more openings. Between that and financing, doing the whole house at once is usually the better deal.

What warranty do I get?

The manufacturers we install carry a limited lifetime warranty on frame, sash, and insulated glass unit, transferable to the next owner on most product lines. Labor and installation are warrantied separately by us. The exact terms of both are written into your quote before you sign anything, not described verbally at your kitchen table.
